Planting TimeAs an addendum to septic tank lore from last week, remember Murphy's Corollary: "Most septic tank failures happen on long holiday weekends when you have a houseful of company".
The weather is getting warmer; you can tell by the number of people buying seeds and potting plants. If you have not been around Sierra Vista long, you need to know the planting rules for the San Pedro Valley.
' You can always have snow until the last snow melts on the Huachucas.
' You can have a hard freeze until the leaves come out on the mesquites. (And even they get fooled on occasion)
One year, back in the 70's, everything had leafed out and springs was in full swing when we had a terrible late freeze. The leaves on the cottonwoods and mulberries turned black and fell of in a few weeks, nature healed everything and we continued the season.
Enjoy the spring weather, but keep an eye out on the mountain.

The first thing that you do is hire a real estate agent to help you sell your home quickly and for a fair price by signing a listing contract, you establish an agency relationship with your salesperson and the Broker that the salesperson works for, and all of other salespeople employed by that Broker. This agency creates a legal obligation for the Broker to:
' Hold in confidence any information concerning the seller that would give an advantage to a purchaser.
' Account for the actions taken on behalf of the seller, and record any monies spent or received that belong to the seller.
' Obey the lawful instructions of the seller.
' Be loyal to the seller, and act in their best interest.
' Use reasonable skill and care in representing the seller.
' Disclose any information concerning the property that may affect value, either now or in the future.
The seller has the obligation of disclosure to the agent/broker, and to compensate the Broker upon fulfillment of the terms of the contract.
Finally, the agency creates an ethical obligation for the agents to treat all parties fairly.

What is a professional?In our world, a professional is someone who can make a living doing something not everyone can do, like play a violin, hit a home run, or fly an airplane full of passengers. We expect a certain degree or competence, conduct and communication when dealing with professional, especially if we are paying for their expertise. A short definition or a professional is someone who knows what to do and when to do it better than most people.
Inherent in the definition of a professional is the concept of service and dedication. A professional follows an ethical path in the conduct of business, for the benefit of those who employ them. When you need real estate expertise, find a professional.
Team Players - Mulitple ListingsThe Olympic spirit which permeates our news and nights these days reminds me of one of the most unique aspects of real estate practice - the Multiple Listing Service. When you list your property for sale in an area served by MLS, it means that all of the member Brokers place their listing into a data pool so that all of the subscriber offices have access to the details of the listing. The listing Broker agrees to cooperate with other Brokers with regard to the commissions, and the benefit to the seller is a much larger marked exposure all of the participating Brokers have full access to all of their competitors' listings!
The MLS system of cooperative sharing seems to fly in the face of the dog-eat-dog philosophy of American business. The fact is, it is good for everybody. The unique aspect of MLS is that it makes everyone in the equation a potential partner in your next real estate deal and gives a new meaning to "friendly competitor".

Staggering StatisticsWe all know that real estate in and around Sierra Vista has been very active for the past several years, and the pace has continued to increase even as read this. Prices are creeping, and sometimes jumping, upward. Multiple offers are common, and a few properties are selling for more than asking price. The only major influx of new residents that I am aware of is Customs and Border Patrol, who continue to be assigned to our sector.
During the past three months, 394 residential properties have sold or are under contract, for a total price of just under $66 million, with an average price of $167,400.
As of now, there are 239 active residential listings of all types, representing a $45 million inventory with an average price tag of $188,400.
These figures are from Multiple Listing Service data, and do not reflect private sales.
The most expensive home on the market is $569,900. Call me if you would like to see it, and bring your checkbook.
