LandscapingWe put a lot of emphasis on the brick and mortar aspect of real estate, but landscaping obviously can make a property stand out from the competition. When you list your property for sale, all of the landscaping is understood to convey with the property, you cannot take it with you. If you have a landscaping feature that you want to move, remove it before you start showing the house.
When you landscape your home, it helps to have a plan so that you don't end up with a hodge-podge of greenery that does not compliment the home. It is a really good idea to choose low water use plants, the water-wise people or the University of Arizona Extension office can give you a list of good plants for our area.
Speaking of plants, check out Oralee's Spice and Herb Store, that just opened up at 156 S Second Street, across from SSVEC. It is a treat just to go in and smell the merchandise.
How to pick your new homeAs a salesperson, I know that the best way to sell a home is to show my clients exactly what they want. The trouble is, most people don't know exactly what they want, so I just try to get as close as possible and listen to the individual reactions to different properties.
Sellers note: The walk from the car to the front door is an important first impression.
When home-hunting, it is a good idea to list those amenities that you want and don't want in you new home. This really helps your Realtor. But the real secret to picking your new home is IT PICKS YOU. When you walk into that special home and it speaks to you, you are home!

Red Flags in the SunsetOne of the reasons that you should have professional expertise when you are buying or selling a home is to identify and neutralize `red flags'. A red flag is a signal that there may be a problem in closing the transaction or in the property itself. Red flags can include roof, septic, plumbing, encroachment, title, electrical, termites, credit, possession, insurance, judgments, lenders, permits, zoning, construction, soil, easements, and more. Does it go, or does it stay?When you buy or sell a home, there should be no question in anyone's mind about exactly what stays with the buyer and what goes with the seller. Typically, anything that is affixed to the property is considered real estate, and anything that is not is considered personal property. The problem is, some items are difficult to classify; does it go or does it stay.
When the home is listed for sale, the listing contract contains a paragraph that usually convey with the sale, like the window coverings, built in appliances, mail boxes, sheds, landscaping items etc. The items that the seller wants to take are specified in the listing, so that everyone understands that the heirloom chandelier (for instance) is not part of the sale. The sales contract specifies those items of personal property that stay with the buyer, and sometimes these items are negotiated along with the other terms of the contract. This is how you can end up with a pool table that the seller did no want to move anyway. Remember, if it is not in the contract it does not stay.
There are some other technicalities regarding personal property; should there be a bill of sale, what about warranties, and lenders' concerns about ascribing value to personal property as part of the sales price. This where your real estate professional can advise you about the best course of action.

The friendly cityThe real estate market continues to be very active in Sierra Vista. New construction is everywhere you look, and all of those homes are already sold. Sierra Vista has been discovered by people that I call active retirees ' couples who have retired, but are not ready for Sun City or Green Valley. This area has all of the basic amenities without the congestion of the larger communities housing is both affordable and varied, and one constant comment that I get ' we are a friendly community. I don't know exactly how to define that, but I believe that we project a general feeling of hospitality and welcome visitors and that makes a good impression. Keep it up Sierra Vista!
